Credit Repair in Orlando & Central Florida: Local Guide

If you're reading this, something on your credit report is standing between you and where you want to be. Maybe a leasing office at a Waterford Lakes complex just told you no. Maybe a repo from two years ago is still tanking your score. Maybe you're a single parent trying to get into a better apartment before the next school year, and one collection account you don't even recognize is blocking the whole thing.

I'm Matt Brody. I've run Freedom Credit Repair here in Orlando since 2019, and I've spent over six years going line by line through Central Florida credit reports — for warehouse workers off John Young Parkway, construction guys in Osceola County, UCF grads, hospitality folks on I-Drive, and a lot of moms doing it all on one income. This page is the map. It explains what credit repair really is, what the law actually lets us do, and then points you to the specific guide that matches your situation.

What "Credit Repair" Actually Means (And What It Doesn't)

Let's clear up the biggest misunderstanding first, because it costs people money and hope.

Credit repair is not magic, and anyone promising to "delete anything" or "guarantee" a number is either lying or about to break federal law. Here's the honest version: under the Fair Credit Reporting Act, you have the right to an accurate credit report. When something on your report is inaccurate, unverifiable, or outdated, you can dispute it — and the credit bureaus are legally required to investigate. That's the whole game. We push the bureaus and the data furnishers to prove a negative item is accurate and complete. When they can't verify it within the legal window, it has to come off.

What credit repair can't do is remove accurate, current, verifiable debt just because you don't like it. If you genuinely owe a collection and it's reported correctly, no honest company can make it vanish. What we can do is challenge the errors — and there are a lot more of them than people think.

You also have the right to do this yourself, for free. The CFPB lays out exactly how to dispute errors at consumerfinance.gov. Some people have the time and stomach for it. Most of my clients hire us because they've already tried, hit a wall, and don't want to fight three bureaus and a collection agency alone.

Your Two Core Rights Under Federal Law

Two laws do almost all the heavy lifting in Central Florida cases.

The first is the FCRA's investigation requirement15 U.S.C. § 1681i. When you dispute an item, the bureau generally has 30 days to investigate and verify it or delete it. They can't just rubber-stamp it.

The second is the FDCPA's debt validation rule15 U.S.C. § 1692g. If a debt collector contacts you, you can demand they validate the debt in writing. A shocking number of collectors, especially the ones who buy old debt for pennies, simply can't produce the paperwork. The FTC explains your debt-collection rights in plain English at consumer.ftc.gov.

Start Here: Guides by Your Life Situation

Credit problems don't hit everyone the same way, and generic advice fails people who don't fit the mold. These guides are written for the specific income and life situations I see most across Central Florida.

If you're raising kids on one paycheck, start with Credit Repair for Single Moms — it's built around rebuilding on a single income without dangerous shortcuts. If your paycheck is hourly and irregular, the way it is for a lot of folks in the distribution centers near the airport, read Credit Repair on Hourly Wages, which deals with the autopay-and-overdraft trap that hourly schedules create.

For the self-employed crowd, 1099 income is its own beast. If you're swinging a hammer in Osceola County and lenders treat your income like it's invisible, Osceola County Construction Workers: 1099 Income walks through how to document and protect your credit when you don't get a W-2. And if you went to UCF and a student loan default is following you around, UCF Student Loan Default? How to Fix It covers getting out of default and rebuilding fast.

Guides by the Item Dragging Down Your Score

Sometimes it's not your situation — it's one specific ugly mark. These guides go deep on the items I dispute most often here.

Repossessions are brutal but beatable when they're reported wrong. Kissimmee Mom Got Repo Removed in 30 Days is a real, anonymized case showing how a reporting error on a repo got challenged and corrected.

Collections are the single most common problem I see — and a huge share of them are inaccurate. If a collection you don't recognize is on your report, Pine Hills Renter Disputes Fake Utility Collection shows exactly how a phantom utility "debt" got disputed under validation rules.

Orlando has a credit problem the rest of the country doesn't: timeshares. Defaults and timeshare foreclosures do real damage, and Timeshare Foreclosure Credit Score in Orlando breaks down what those defaults actually do to your file and what your options are.

Guides for Getting Approved at Specific Central Florida Apartments

Here's where being the "local historian of debt" pays off. I know which leasing offices auto-deny under 620 and which ones will work with you if you know how to present yourself. If renting is your immediate goal, these are written for actual complexes my clients apply to.

If you've got collections on your report and you're eyeing the east side, Crest at Waterford Lakes: Get Approved With Collections covers how to approach that application honestly and strategically. Out in Davenport, where a lot of folks land after a rough stretch, Landmark at Lake Village Davenport: Rent After Eviction deals with renting again after an eviction shows up. And up in Sanford, Renting at The Venue Lake Monroe Sanford With a Judgment tackles the toughest version — applying with a court judgment on record.

When the Problem Is a Court Filing, Not Just a Credit Line

Eviction filings and judgments are a different animal because they live in public court records, not just the bureau databases — and Florida's courts have their own quirks.

If you've got an eviction filing in Orange County that's blocking every application, Dispute an Eviction in Orange County Court walks through challenging the record at the source. This matters because Florida is a fast-eviction state — once a tenant fails to respond or post rent into the court registry, a default judgment can land in well under a month, and that filing follows you across the tenant-screening systems every leasing office uses.

Here's a concrete number from my own files. I worked with a tenant near Wyndham Lakes whose application kept getting denied over a single eviction filing from 2023 — a case that had actually been dismissed after she paid. Three screening reports were still showing it as an active eviction. We disputed the inaccurate reporting with documentation from the Orange County Clerk, and within one bureau cycle two of the three screening sources corrected the record. She wasn't asking anyone to hide a real eviction — the filing was simply being reported wrong, and the law was on her side.

That's the pattern in almost every win: it's not about erasing the truth, it's about forcing accuracy.

How to Actually Get Started

You don't need to read all eleven guides today. Do this instead.

Pull all three of your credit reports for free at AnnualCreditReport.com — never a "free score" site that's really a trial signup. Read every line and flag anything you don't recognize, anything with a wrong balance or date, and anything that should have aged off (most negatives drop after seven years). Then pick the guide above that matches your biggest problem and follow it.

If you'd rather have a second set of eyes on it, that's literally what I do. We'll look at your reports together and tell you straight whether there's anything worth disputing — and if there isn't, I'll tell you that too. You can learn more about how we work across the region on our credit repair across Florida page, or just schedule a free consultation and we'll start with your actual reports instead of guesses.

No upfront fees for work not performed, no fairy-tale guarantees, no "we have a special relationship with the bureaus." Just the law, your reports, and a clear plan for Central Florida.
